Don’t let an underground tank be a hindrance to buying or selling your home. It is in the home buyers best interest to conduct due diligence in order to avoid being liable for environmental cleanup following purchase of property in NJ. Today most mortgage companies, home inspectors, and attorneys will not complete a real estate transaction when the potential for an underground storage tank(UST) exists. Therefore, ASI recommends that you conduct a property sweep to identify if a UST is buried on your property. This involves an inspection of the interior of the home and an exterior sweep of the property. ASI will look inside the home for an indication of past or current oil tanks or piping. This, followed by a sweep of the property using metal detection will help determine if an underground storage tank exists. A full description of our findings will be provided in an oil tank location report. Because underground oil tanks can be a red flag for potential buyers, many property owners opt to remove the oil tank prior to the sale. If a tank is located on your property ASI can help you navigate through the due diligence and th oil tank removal process.
As oil tank removal specialists, ASI will manage your project efficiently and cost effectively according to NJDEP standards. While removing an oil tank only takes a few hours, work cannot commence until permits are obtained from the municipality/city. On your behalf, ASI will apply for and obtain construction permits for your project and arrange for utility mark outs. The typical excavation can be completed by our crew in a matter of hours. When the tank is exposed we clean and remove the tank and the excavation will be inspected by town officials within 24 hours. Following the approval the hole will be filled and restored to the contract specifications. The entire project can be completed within approximately 2-3 weeks. Upon completion ASI will send required documents to the township to finalize the project to the satisfaction of the local code enforcement department.
ASI uses a small excavator to remove underground storage tanks(UST). Once exposed the UST is cut open and the contents removed for disposal at a certified facility. After extraction the tank is inspected for signs of corrosion. Following municipal inspection, the tank void will be filled with certified clean fill and the tank will be removed for disposal. During the tank removal process our Licensed Subsurface Evaluator will be present to assess and evaluate the need for site remediation should there be a suspected release. The Evaluator and Municipal Inspector are looking for holes in the tank, discoloration in the soil, a strong odor of oil in the excavation and the potential for an oil sheen if groundwater is present. ASI will register the release and an NJDEP case number will be assigned. ASI will proceed with the property owners consent to sample the impacted soil to determine the extent of the contamination and the amount of soil that needs to be removed. At that point ASI can provide the property owner with an estimate for cost of remediation. Following removal of contaminated soils, additional samples are taken from the excavation to confirm soil integrity by an NJDEP certified lab. The excavation is then backfilled with certified clean fill. If ground water is encountered further investigation is conducted according to NJDEP standards. Often ground water investigations are conducted through the homeowner’s insurance company as a third party liability claim. ASI works closely with insurance companies during the restoration process. To complete the job, ASI will submit a Remedial Action Report to the NJDEP for closure on your project. Once accepted, the NJDEP will issue a No Further Action Report for your property.
